1.) It will not be enough, and you will ask me to leave, That's okay, and I will give you some tools to help you sell it yourself. I promise I will not come empty handed.
2.) It will be enough, and you'll have me handle the sale while you go fish, golf or shop--knowing that I will take care of the rest.
3.) At least you will know a professional who is honest with you from the very beginning, so that if a buyer needed representaion, you would think of me.
