One of the most intersting questions I had to answer on the exam for one Property Management course I took was:
35. As the agent, what is the most effective position to take when it comes to managing rental properties?
A. Provide an open an honest relationship between the agent and the tenant from the very beginning.
B. Establish a very firm position and deliver severe consequences if terms are not met on day one and there after.
C. Rely on the tenant to notify you if there is a problem of any kind related to financial position and/or maintenance.
D. Respect privacy and contact the tenant only if necessary after you have discovered a problem with the property.
Well, the answer was "B." Shocked? Maybe you are. If you are, then you may want to consider us managing it instead. It may be working now for you, but studies show that the rule advocted in Answer "B" is greater than the exception when it comes to managing property.
