Sometimes there rises a situation where a homeowner needs special help. Financial hardship is not always required for it to work. For example, an owner cannot sell one of their properties because there will be tax consequences form selling more than one income property per year that he or she cannot bear, the owner must wait it out or suffer unfavorable tax consequences. Another scenario may be that a property owner has a home that is becoming a financial burden. Whether it is the economy, personal, legal or otherwise, he cannot afford the monthly payments.The answer to both these scenarios and others is to create and execute a lease option to purchase. Better still, execute a "sandwich" lease option. Here's how it works.
After a consultation with the owner, TriCity Real Estate Brokers "TCREB" analyzes the property and creates a plan that works for both the seller and TCREB. TCREB presents the lease option to the owner. The owner reviews the terms and sees that he will be compensated monthly with a fair amount to get him through the time needed. The sleepless nights have stopped. Moreover, he also sees that TCREB will purchase the property when the option is converted into a purchase at the agreed time. He sees that this is a fair price to sell it for especially now that he is not paying TCREB commission as he would by using another brokerage. All moves along well throughout the year or so and it is now time for TCREB to purchase the unit. TCREB presents the purchase agreement to the owner and within a reasonable amount of time agreeable to the owner, pruchases the property and closes the escrow. The owner now has revieved over time the following:
- Peace of mind that TCREB is taking care of the situation.
- Monthly payments from TCREB until it was sold.
- Enough cash at closing and no worries about a renter wearing down the property etc.
